Programme overview

Malaysia My Second Home (MM2H) is run by the Ministry of Tourism, Arts and Culture and was relaunched in 2024 with Silver, Gold and Platinum tiers, plus a Special Economic Zone category. Applicants place a fixed deposit and buy a home according to their tier, receiving a renewable multiple-entry Social Visit Pass. All applications must be submitted through a licensed agent.

Summary

MM2H Silver requires a USD 150,000 fixed deposit and a home above RM600,000 for 5 years of residence; Gold requires USD 500,000 and a home above RM1,000,000 for 15 years; Platinum requires USD 1,000,000 and a home above RM2,000,000 for 20 years, and allows you to work and run a business in Malaysia. Applicants must be at least 25, and the home generally must be held for 10 years. MM2H is long-term residence, not permanent residence.

Requirements

Applicants generally need to meet the following:

  • Aged 25 or over (21 for the Special Economic Zone category)
  • A fixed deposit by tier: Silver USD 150,000, Gold USD 500,000, Platinum USD 1,000,000
  • A home purchased within 12 months of approval: from RM600,000 (Silver), RM1,000,000 (Gold) or RM2,000,000 (Platinum), also meeting the state’s minimum price for foreign buyers
  • Applicants aged 25 to 49 must spend a total of 90 days a year in Malaysia (by the main applicant or a dependant)
  • Submission through a licensed agent, background checks and a medical examination

Is MM2H permanent residence?

No. MM2H is a renewable long-term Social Visit Pass, not permanent residence, and does not lead directly to citizenship.

Can I use the fixed deposit?

After approval you can generally withdraw part of the deposit for purposes such as buying a home, healthcare or education in Malaysia, under the latest rules.

Can my parents be included?

Yes. MM2H can cover your spouse, unmarried children, and your or your spouse’s parents.

Can I sell the home?

It generally must be held for 10 years, during which you can only upgrade to a higher-value home.
