- EUR 250,000: converting commercial property to residential, or restoring a listed building
The EUR 400,000 and 800,000 routes require a single property of at least 120 square metres. For the EUR 250,000 route, the conversion must be completed before applying.

Greece Golden Visa application process and timing
- Assessment and property search (1–2 months): We shortlist qualifying properties by budget and area.
- Purchase (1–3 months): Obtain a tax number, open an account and complete the purchase.
- Application (Per scheduling): Submit the residence application and register biometrics.
- Residence card (Depends on processing): Once approved, collect your five-year residence card.
